A compact indoor air handler, an outdoor condenser, and a small refrigerant line set between them. No ducts, and an inverter compressor that adjusts output continuously instead of switching on and off.
A conventional compressor has two states: full output or off. It overshoots, switches off, drifts, then switches back on. An inverter compressor varies its output continuously instead.
That difference matters more in Florida than almost anywhere. Running longer at lower output is how a system removes humidity properly, because moisture removal happens across the coil over time rather than in short bursts.
So the efficiency gain and the comfort gain come from the same mechanism.
No repeated full-power startups, which is where a fixed-speed compressor wastes most of its energy.
Longer, gentler run times remove more moisture than short hard cycles do.
The room holds its setting rather than swinging either side of it.
Considerably quieter than window or portable units, and the outdoor units are designed for low sound too.
Many ductless systems exceed the efficiency ratings of traditional equipment.

Mini-splits scale. A single head solves one problem room; a multi-zone system can serve a whole property in the right layout. Which makes sense depends on the building rather than on preference.
One indoor head, one condenser. The straightforward answer for a garage conversion, sunroom, addition or detached office, where the rest of the property is already served properly.
Several indoor heads running from one outdoor condenser, each independently controlled. In certain layouts this replaces central air entirely, and it is inherently zoned without needing dampers.
Most common use here: adding capacity where the central system cannot reach, without replacing it.

Ductless systems are often sold as low-maintenance, which gets misread as no-maintenance. They still need routine service to hold their efficiency and reach their expected lifespan.

Pressures checked, because a slow leak on a small charge shows up as lost capacity sooner.
Components tested, particularly the inverter board, which is the expensive part to replace.
